You probably really know them and they are likely nicer properties (indicated by the fact you have had little problems in 5 years) so use your judgement, and maybe give them a til they said they would be late if a couple a of weeks if you feel they are honest. 12 months of good payment history isn’t nothing.

By the way both times I have been asked for cash to get rid of a tenant they indicated that another landlord had paid them to leave.
