I’ve never had a tenant even question it.As far as making sure they keep up with it, I just emphasize it when signing the lease and remind them that any fine from the city will be passed on to them, per the lease. 

No commission is a big one to emphasize and if you have a track record, that's definitely something to bring up. 

Regardless of what I got that emphasized real estate I was more comfortable with the construction business.  

Way too much emphases placed on job growth in technology that in to may cases does not go beyond sophisticated "toys".

Talk to him, share how you feel diplomatically and emphasize that you want to find a workable, fair solution for you both.

The one caveat that I like to emphasize is that real estate is always a local endeavor.

Once again, I can't emphasize enough the need to first educate and there are many websites, books, podcasts out there to help with that education.

Change your story each month as different stories will resonate with different people AND use each story to emphasize one of your “who do you know…” questions.
