i'll have to look for something else or take out the lower performing buildings and insert something that performs better.these buildings are not in need of any rehab.

Lastly, the reason it seems so easy when you list it the way you have is because you aren't really trying to insert any value: you plan to hire out the rehab, leverage 100% of funds throughout, have someone else find the deal, the tenants, and you're hiring out property management.

I have looked at residential in ages but back then we had a clause inserted in PSA that the buyer authorized the seller /listing broker to communicate directly with the lender for updates etc.Sounds like the buyer might be using an online lender?

But if you want an accurate picture of the performance of the investment then assign yourself an hourly theoretical wage (as if you had to pay someone else) and insert how many hours you might spend working over the course of a year - and add it in to your calculations.3 -  I didn't mean to suggest you need a complicated plan to make money - I meant the facts and figures you presented the forum are too simple for anyone to help you with.

For example, if you're interested in turnkey in a specific market, investing inside a self-direct IRA, use alerts for "Turnkey" (alerts for all the different spellings helps as well) "*Insert Market Here* ", "SDIRA", and "turnkey, *market*, SDIRA".
