Carl,Good on you for going after an off market deal. the part i'm not getting is it seems that you and seller agreed on a price and then the agent /pm of the building inserted a 6% commission.

You can also tell your tenants, that they do not have to answer the door/speak to George and should they run into him, their response should be 'talk to Rebecca as she is the owner' or 'talk to (insert name of caretaker) and they are overseeing the property while Rebecca is out of the country'.

I also made exterior casing as part of the window frame and used pretty exact measurements when building so I could slide it into place like a replacement/insert but securing like a new build.
