@Jerry Puckett Quick update - 2 years later....I'm consistently in the top 5 (usually #1 or 2) on the big 3 search engines for Weatherford and Granbury with keywords like "we buy houses (insert town)" and "sell house fast (insert town)" and variants of those.For Fort Worth, I'm usually midway to the bottom of page 2 on Google, and on Bing and Yahoo It varies from middle of 1st page to bottom of 2nd page.My SEO Buddies tell me I need to activate the blog on my website which I haven't done yet, and start blogging about all things RE in Fort Worth to get my rankings up.  

If I find a buyer and then insert an investor or myself into the transaction and make a lower offer to the lender, than that will get me in big trouble as the Realtors in Connecticut found out!

I completed a similar rehab: needed insertion of beams for structural support when we took down a wall between dining and kitchen, plus new deck, and a few window enlargements.

If you do sell on seller finance terms of some sort, make sure that you are selling to a "business entity" so that you can insert a confession of judgment into the paperwork; this speeds up getting the judgment.

You may obtain central air conditioning for each of the units by using either a dedicated air conditioner or {better} a heat pump with a plenum insert heat exchanger.  

(And please always attempt to insert a clause about “firing for cause” exception to any future fees when entering into a new PM relationship.
