You can sell a few to pay off the rest or 1031 them into passive income.Any property you buy today should appreciate about 4.9% p.a. that's been US average (insert a % you believe is right, I believe Milwaukee may actually beat this number) over the next decades and your downpayment is leveraged 4:1, so that in itself produces a lot more equity over decades than you could ever safe up.

You'll find things like properties that have liens attached greater than the value of the property, vacant lots in the middle of nowhere, houses in Detroit (or insert other wasteland city here) where the repairs easily exceed the ARV of the property.

The light bulb moment here is that in so many of these cases, you just need a good financial calculator or Excel spreadsheet with the TVM formulas to insert what you KNOW (present value, interest, time, future value, and/or payment amount) in order to get back what you don't YET know.
