I hope and pray the permit gets approved and that they don't NOTICE that I'll ask for the inspection moments AFTER the permit has been approved.Because we have no concrete for the driveways, I can't order sod.

A partial payment will mess with eviction clocks, notices and demands and can effect your case.

What I’ve noticed, the goal post are always moving.

Of course there were additional upfront costs to furnish the property and make upgrades / repairs.We also use the property ourselves intermittently, which decreases profitability.  

Investor sold after 3 years of trying of hoping it would improve 2) another Indiana one not in Indy but nearby county  - dishonest PM never checked on property or tenant, tenant vandalized property and stole appliances and water heater after being served eviction notice 3) Not really a horror story but investor sold 5 Indy properties, kept one for now, too much maintenance and high turnover.

In my market it is a 3 day or quit notice.  

All surrounding counties saw decreases. 

Not sure what the typical lead times are for booking but I saw what I would categorize as top 10% tiered listings or similar to what i would do with similar like homes that I’m looking to buy and noticed most of them being wide open.

The city had (notice the past tense) extreme bonus density ADU law that allowed an extra ADU for each income restricted ADU.  

This was one of the lower added value in the nation (but there were some areas including a few in southern CA that the ADU decreased the value of the property).
