My personal preference is old style coil tops, because the renters tend to ruin smooth tops with their cheap pots, but I'd do a cheap smooth top before gas.

It doesn’t swing, doesn’t get handled, and has almost no moving parts to maintain.If you really want zero glass at all, a full wet room style works too, but it requires waterproofing the entire bathroom, which drives cost up.For rentals, the half-wall has been the best mix of:• low maintenance• no moving parts• more durable than curtains• still looks intentional instead of improvisedKeeps the water in, keeps the repairs down, and tenants don’t complain about it looking cheap.

But here’s the part people forget:House hacks aren’t judged on cash flow — they’re judged on how cheap they make your life while you live there.If you live in one unit, the other tenant is basically paying the majority of your housing cost, and that’s the real win.

I will add that I think the biggest disconnect with newer note investors is they want "good notes" for cheap prices.
