My personal preference is old style coil tops, because the renters tend to ruin smooth tops with their cheap pots, but I'd do a cheap smooth top before gas. 

Cheap homes, yes, built well, not even close.  

But before making a decision (it's not cheap!)

On another note, on a small scale, Best Buy third party installers are hitting people for permit feels on point of delivery.

Potential buyers will not place much value on value of cheap firewood unfortunately.

I will add that I think the biggest disconnect with newer note investors is they want "good notes" for cheap prices.
