Visiting Orlando in January to purchase New Build Homes at extreme discount . What builders and agents should I meet up with during my visit?

I'm not seeing extreme discounts in FL for builders. They would rather give closing cost incentives, etc as to not deflate future comps. If you're a builder and you have 100 homes in a new subdivision to sell, the first time you sell one at a discount you've created a comp that lowers the appraisals on your future sales. You might find something that a one-off builder has done that's been on the market a while, but I'm not seeing it here.

    I've worked with an awesome company called Rent2Retirement professionally before. They do turnkey, so set you up with new build homes at great prices given their size. I've been super impressed by their operation, and they do a lot of new build homes in Central Florida. Shoot me a message, and I'd be happy to connect you with one of my contacts over email.

      I'm not really sure how to answer that. Extreme as opposed to what? I think their homes are very competitively priced based on their scale of operation. I've worked with them but am in no way affiliated, so just let me know if you want me to put you in touch so that you can ask them specifics.

    @James McGovern

    Stay away from Lennar and DR Horton.  The concept of craftsmanship, plum, square, and true mean nothing to them.  Cheap homes, yes, built well, not even close.  They are building for speed, nothing more.

    Cheers!

      @Doug Smith  I am buying for investment purposes and don't need incentives such as assistance with closing costs or lower interest rates. The ideal scenario would be $30k off listing price

       Why $30k?

      @Chris Grenzig I chose that number to help focus the conversation. Otherwise I would likely hear about tiny 2k discounts and the standard answer of focus on incentives which is not addressing the question asked
