It eats up too much of my and my partner's time.Our rehabs have been good enough to generate a big bump in rents and cash flow, beyond our projections.That said, we have had to sink a lot of our own time & labor into the rehabs, so it is definitely an intensive investment.

We found a lot of owners couldn't make the math work on valves ($600+/unit), so we focused on just the "Alerts" (Sensors only) to drop the cost to ~$230.Curious if you think the automatic shutoff is a "must-have" or if a fast alert to the maintenance team is good enough?

if its a rebrand of do hard money look at old threads on BP.. these guys while not a scam many that posted on BP lost their 2300.00 because no deals were ever good enough and so they gave up and lost the deposit.. back a few years ago it was 3k.. great bizz model make 3k and and dont fund anything or very few according to others that posted.

While it may be useful for larger operations, I felt Turno was a better fit for my smaller size and while not as comprehensive it was good enough for cleaning management and scheduling (they've added some functionality for maintenance tasks too!)

I never think of my rentals as "good enough" for "those people" which is a phrase I hear from other landlords.- Most importantly, treat your tenants like you would want to be treated so they love you as a landlord.
