That is why they are trying to implement a subject-to financing strategy to purchase the home.

When you go through a broker, they usually add a fee for connecting you with a lender, so the total cost of the loan might be slightly higher compared to going directly to a hard money lender.

I have not used it, but he gave it some great reviews and will look into implementing something like this for my property management arm in the near future. 

Many owners naively chase lowest costs without asking the right questions.

Priority should be removing hurdles and permitting costs.
