In my experience, Section 8 itself isn’t the determining factor — process and expectations are.The biggest differences operationally usually come down to:Inspections and paperwork — definitely more structured than market-rate rentals.Payment stability — the government portion does create more predictability.Tenant screening still matters — the voucher doesn’t replace doing your own due diligence.I’ve seen great long-term tenants in the program and difficult ones as well, just like any other segment of the market.
