Another thing to note is that the upper portion of our current house would need some work done on it like updating the kitchen and bathrooms, new roof in 2-3 years, and new flooring(carpet and refinishing the hardwood).

@Mitchel Johnson, I’d recommend starting with J Scott’s rehab book and the BiggerPockets Rookie podcast, then practice by pulling 10 sold comps a week and getting a couple contractors to give you rough “ballpark” prices for kitchens, baths, roof, and HVAC so your ARV and rehab numbers stop being guesses.

The property has strong fundamentals (roof, HVAC, and water heater are in good shape) but it hasn’t been cosmetically updated since original build.The plan would be a full renovation: kitchen, both baths, flooring, fixtures, and potentially some layout modification to bring it in line with nearby renovated comps.I’m hoping to acquire with a VA loan (assuming appraisal and any lead-based paint concerns clear) and budget approximately $150k for renovation (plus contingency).
