New Investor Looking to Learn about BRRRR

Hi all, my name is Mitchel Johnson and I recently graduated from college last year and I am currently working full time in accounting. A few months ago my girlfriend and I bought our first rental property in DC. We’re currently living in it as a house hack, and it’s been a introduction to real estate investing so far. As a next step, I’m interested in pursuing a BRRRR deal or potentially a flip. I’d appreciate any recommendations for books, podcasts, or other resources that helped you understand ARV, rehab costs, and deal analysis.
