Keep it simple: outline the deal, timeline, and how they’re protected.When it comes to contractors, I’ve found these steps help a ton:Always get 2–3 bids and compare line by line.Pay in small, progress-based draws (never 50% upfront).Put everything in writing: scope, timeline, and penalties if they delay.Walk the property regularly and keep documentation (photos, receipts, updates).Starting out, it’s less about being perfect and more about having systems to protect yourself.

Life events can certainly disrupt finances, but at the end of the day, you’re running a business and need to protect your assets.Since you've already had multiple conversations and haven’t seen meaningful progress, moving forward with the formal process, like a 3-day notice, makes sense.

Once you have a decent chunk of equity built up over a few properties, you can refi them and put as much equity as possible against just ONE of your properties, then pull a line of credit against that equity and now you can really start making progress- cash offers on investment properties using whatever strategy you want.
