Does anyone have a good underwriting software or excel recommendation for small multi family?

I've seen some software that provides you a website (so you're not responding to the default form reponses on Zillow, etc) and some allow you to ask the prospects to click on the pre screening questionare which they have to answer and qualify for before they can request a viewing of the property or an application.

Use services like Plaid or Verifast that connect directly to applicants’ bank accounts and confirm deposit history.

You could let the current applicants know that you will honor $XXX if they are approved, but that you are changing the list price for any future applicants.

After 2 weeks, she presented me with an applicant with income 2.2X the rent and then a week later someone with income of 2.4X the rent. 

Is a legal requirement to have a formal application with proof of income, etc?
