@Mark Shaffar  Dawns sharing her success for sure then her partner in CA doing a  POD cast and the next thing you know you spawned a new Turn key market there in Milwaukee.. so its good for the city ,,, contractors and others.. just puts pressure were very little existed with the local investors before it became popular.

I do plan to get a live human CPA when I spawn out several LLCs and get income close to $20k/year (quarterly filings).

Rates are actually up a little bit today, relative to yesterday.Everyone is pulling back on pricing to slow down volume, just b/c the fed dropped the overnight interbank rate does not mean banks magically spawned an additional 500 underwriters each. 

Perhaps this crisis will spawn some.

As an LP, how should I compare the track record of a sponsor that began with experience in the market prior to the Great Recession and weathered the storm vs a sponsor that spawned post 2012? 

Did you work in RE before you decided to spawn off and work for yourself?

Investors live and die with relationships and calling.Maybe this spawns some more questions.  

It allows for better conversation since many times comments spawn additional information that adds depth to the thread, which also bumps it as far as activity goes.
