I personally subscribed to Buildium for my clients that are in the startup stage so they do not get killed on the subscriptions.AppFolio with the features we are using, we easily paying $85K a year for it.Yardi Voyager is customizable (best accounting platform hands down at least for me) rought $12K - $20K a year depending on what modules you want.Buildium - I am paying roughly $1200/year without the additional ePay features and stuff.QBO - I am a certified Proadvisor so I can give discounts to clients.

So take that in for just a moment and than lets fast forward to a few months later to November when GM pulls a rabbit out of a Detroit hat and does a 180 and announces it will not shut down their historic Hamtramck plant but rather dust it off in preparation to unload a spanking 3 BILLION DOLLARS into it to begin building electric pickups, vans, battery modules, and possibly even reviving the Hummer brand there.

The Leafs are pretty cheap and their batteries last a long time and are not that expensive to replace.

For others that give me problems, are late paying or call me for dumb things, like changing a light bulb or battery (both have been real calls), I charge at the higher end of the market rate and increase their rent as the inconveniences increase.

Another option i would love to figure out how to export correctly is Google Maps Timeline, its extremely accurate.. i was comparing the data to my week of trying out MileIQ and it said i drove 22.6miles less in MileIQ for the week letting it log all my trips automatic compared to google timeline and google timeline is already running in the background if you have google maps activated with your gps setting turned on.. so it would be one less app to worry about draining battery on my phone.. gonna have to look into this more and see how hard it is to export the timeline to an actual spreadsheet...
