We've found that tenants struggle to figure out how to change batteries and are constantly entering the wrong code and temporarily locking themselves out for a set amount of time (usually 5 minutes) until the lock resets.

Hey Ruslan, it's obviously all depending on the age and consistency of maintenance of the property and equipment, but most likely plumbing issues with leaks and clogs needing to be snaked, roof leaks especially around certain openings like vents and skylights, HVAC issues like filters needing to be changed and duct cleaning, and even silly things like smoke alarm battery changes that some tenants likely call about.

I personally lean towards Z-Wave locks because their batteries last a LOT longer that what we've seen on any of the Wi-Fi connected locks (Z-Wave is low-power, Wi-Fi is not).I'd think it would be location-specific: at our lake house we want guests to be able to lock the home if they go out on the lake, but then not have to go around to the front to get back in (we actually have 4 exterior doors with smart locks at this home).
