I'm wanting to do essentially the same thing here in Salt Lake City and just started compiling a driving for dollars list of properties needing rehab. 

Four years ago we saw the writing on the wall on this so I started working with other cities in the area and compiling lists of where STR is legal (and there are plenty of spots to invest in Volusia county that should have great returns, you just have to know where).

My questions is  how do you get information of an area you’re planning to invest in, how do you compile it and the factors that lead you to choose to (or not) in an area?

It also allows you to grab debt from bank easier since there is more revenue and expenses going through this compiled LLC vs. each individual LLC.
