We are not a much of a cash flow market, so we depend on appreciation and the continuous flow of migration to the state.

It's been a journey for us as we had to migrate our site to Carrot and re-do a lot on it, and still working on that.

The water seeped under the laminate below the dishwasher, migrated across the concrete slab and caused swelling elsewhere in the kitchen.

Now my only risk is time if I don't like it and have to migrate.

Eventhough prices has gone back 5% in some areas , the rent market here is limited and migration continues from northern marketsI am investor in the area and live here, my properties have similar profile and are holding well.

Given how many people are migrating here from Southern California and the Bay Area, do you think this is a sign for their markets having issues as well?  

And a big part of the migration is the younger generation of working professionals who are quickly realizing their money goes twice as far in Sacramento as it does in the Bay Area.

I hope the Bay Area migration doesn't exacerbate the affordability in Sacramento over the next few years. the outflow of people from the 7 Bay Area counties to Sacramento Placer and El dorado and to a certain extent Nevada counties has been going on for decades..

Of course there's still time for some last minute bookings.We use Pricelabs and haven't migrated to the new algorithm because it was pricing consistently lower than the original one. 

Nationwide, the migration continues to be down and to the right with 1000 people moving to Texas daily and 900+ to Florida.
