I'm hoping that there will come a time when that area is transformed into her former glory as there are many past time gorgeous old homes there, but the time is not yet. 

While I am not a big fan of the city, I am ASTOUNDED at how this whole greater Oakwood/College Park area has transformed.

We are very proud of this transformation! 

Over the last 20 years I have really seen a transformation in certain neighborhoods in Oakland that were seen to have less value really come up and be booming again.

The industry needs a transformation, with fewer brokerages and fewer agents working for lower fees but higher volume, where total cost to sell including commissions falls to 3-5% total for a median-priced home, whether it's percentage or flat fee.

If you look at how Washington, DC has transformed over the last 20+ years, coupled with many other macroeconomic and demographic factors, it is simply a matter of time before EOTR becomes more gentrified.

I am sure that every once in a while, someone selling their home Subject-To will magically transform into a responsible person, intelligently capable of forecasting their long-term financial future, and turning over a new page.
