However what I see is after the GFC were people lost money on devaluating real estate.. the mantra turned into Cash flow is the ONLY game and appreciation is for suckers..

Easier to find financing if you have some "Skin in the game" Equity can come in many forms, cash, devalued purchase, sweat equity in rehab. portfolio loans with combined equity of other properties.

this is a common mistake many make.. if things are bad and you have devaluation of real estate in a specific market then you also will have rentals that are stressed.. again market specific not all areas for sure.. but some areas you can get really hurt thinking that rents never stop..

I've discussed a theory with my wife that perhaps Zillow "devalues" properties that they know are rentals since they've been listed on their site as such.
