I worry about the liability, but I don't feel that hiring out the snow removal makes things foolproof enough. 

Referrals from friends and neighbors are probably the best, albeit non-foolproof, method.  

I'm not saying its foolproof, but it will go a loooong way in reducing the stress, time and effort you are going to put into starting a home. 

Now of course it's not 100% fool proof but hey nothing is, but this is a good hedge.

Not 100% foolproof, but nice to catch it before the house gets built and before the slab gets poured.   

I don't think a credit score of 650 is asking too much - while it may take longer to fill the vacancy, the theory behind a higher score is a more responsible tenant *though this is far from fool proof*. 

This might not be foolproof in certain states but in mine (TN) that's going to get you kicked to the curb in a domestic situation, leaving the rightful tenant in place.
