It helps me look at the year and read down that column to see what the returns were to visually compare.What I wanted to do and what I started out doing was trying to figure a way to include my additional payments I make since I don't conform to just paying the standard principal amount.

One has in house ppl (it's more expensive) but it's nice.Also PRICE everything into it... where if you were local, you can manage on your own.Price in the management issues as your monthly expense.I am also a realtor, my out of state buyers will FLY OVER. since I myself is a long distance investor, I setup an area tour so when we talk about areas my clients have a visual.

These make great supplemental comps and may end of being what you use if the others you picked out visually bust out.After I have my list I try to make sure they have the same bedroom count, within 10% of the sf^2 and within 5 years of age of the subject.

If you need a visual, go to any amortization table and see how each month the interest and principal is allocated, and how it shifts after year 5, 10, 20....and so forth.
