When dealing with a loan modification.....make sure you know the Real balance....not the balance they are making payments, as typically about 1/3 is “set aside” until the end/pay off....sometimes known as a “silent second”.

Many CPAs will not know how to utilize these real estate programs.If you as investors need to show financials and do some modification on the financials to collapse or whatnot, the CPA might or might not do it on their QB.

@Itteahad Zihan You can ask the homeowner to request a forbearance or a loan modification if you are just looking to delay the foreclosure long enough to close on your sub2 deal.

Large servicers don't charge people for modifications, but I guess since it's private you may be able to, but I'd do some research on that and any legalities.
