I did learn a little from my brother and my father about real estate and my father was into mostly commercial buying and selling when I graduated from college (with honors) in Business that emphasized real estate. 

A guy I learned from early emphasized how important criteria are. 

A previous podcast had emphasized that huge advantage of keeping properties under only one spouse, rather than both, which allows up to 5 loans per person (instead of 5 total jointly). 

I think it is more important that your tenant know this and you should emphasize this fact when you are signing a lease with a new tenant.

The documentation is one of the ways I emphasize the quality of what I am providing is better versus what they could get elsewhere.

@Amy Hu all of those things are no less likely to occur in state if you use property managers or contractors- I think due diligence just needs to be emphasized more heavily by people that are utilizing professional services to manage all aspects of their asset.It's terrible to hear what's happened with your PM and contractor.

That being said there are value add properties available here but I can’t emphasize the importance of networking and continually being on the look out for these opportunities.Jared Wonders

I emphasize I want to know I have the funds, not think I have the funds to make the purchase.

Due to inflation, the you are creating an arbitrage situation where your financing cost stays the same while everything else goes up.I'm emphasizing this as once this was taught to me I started to really realize how powerful it was to lock into a fixed debt payment for 360 cycles.  

Emphasizing the wealth gap between you and them is not only gauche and churlish, it's bad for business.
