So, in this BRRR  hold scenario, you can at least have peace of mind that you have a quality long term rental to hold and since you just did a great modern rehab on it, you should be able to command the high end of the rental price spectrum.

On the positive side, if you do end up with E1-E4 tenants that are active duty, you can inquire as to their chain-of-command to 'motivate' them to be good tenants or else their could be professional consequences...

This reflects the flat reality that nicer properties are going to command a price premium when you buy, for a lot of reasons, and generally would be expected to hold their value better and attract better/longer term tenants, and offer easier resale to a retail owner/occupant buyer should you need to sale.Expenses - assume these will be 50% of your gross rent (in this context, expenses includes vacancies, taxes, insurance, prop mgmt, repairs, replacement reserves).

but my attitude was, NEVER again will I make same mistake ;pand I haven't since ;pEvery deal since, I draw experience from my first monster ;pI ventured to 3 more rentals (1 res/2 comm)and flipped 2 more, and renov-ed SMARTER!!!!!
