I graduated from college with honors in Business that emphasized real estate. 

Same with a HELOC.I prefer to work with smaller banks personally but the main strategy I want to emphasize is that you need a plan to pay that HELOC back.

You make a great point and I’ve also heard it emphasized repeatedly on the fact that you will go no where relying solely on books.

I've never mentioned anything about low balling, but can understand @Jim K. point, which the RE agents are assuming, and may be why I'm getting snubbed.I'm guessing I should emphasize my expectations of them, meaning, I don't expect them to be my lackey in my absence (I am building my team myself, and my husband will be onsite during the flips).

I have been studying very hard for about 5 years, full time, while being bedridden and I have about 30 years of construction management experience as well as having as real estate broker license for about 30 years and a college degree in business that emphasized real estate with honors and being born and raised in Dallas, Texas.I think all of that background qualifies this 62 year old to be listened to and believed fairly qualified when it comes to real estate and all of what I've said is just a part of my experience qualities. 

From a wholesalers perspective, you need to emphasize the repairs needed and costs that may come up if a buyer gets a home inspection.

This is something that my agent emphasized at the beginning of our relationship, and turned out to be excellent advice.
