In our rental agreement it is the responsibility of the tenant to inform us in a timely manner of any malfunctioning appliance provided by us.

Tenant agrees to allow Landlord timely access to premises to do maintenance and repair.Tenant will notify Landlord in a timely manner of any damages or problems as they arise, including damages caused by Tenant, malfunction of appliances or fixtures, and water/moisture leaks and spots.Tenant will take care of the premises, keeping them clean and clear of debris.

I would try to address the legitimate ones - water pressure could be a misadjusted/malfunctioning pressure reducing valve, for example - and ignore everything else.

Especially if you recently had work done on it and your tenants suspect that the a/c is the culprit.That is a good point to make - if the AC has a condensate pump, they can malfunction with the float inside the pump getting stuck and never rising - if float fails to rise, then the pump never kicks in to discharge the accumulated condensate liquid.

Paint walls, replace anything broken or malfunctioning, maybe get a new appliance.
