I thought i would walk in there and point out all their wrong doings and turn the disaster around.

California's prison system is apparently not great when it comes to education programs, since I've never come across this IRL.Interestingly, it is sometimes easier for the recently incarcerated to get a mortgage than to rent, since our 'background check' only cares specifically about convictions for financial wrongdoing. 

Because if something goes wrong do you think they will walk or will they do what they need to in order to make you whole again??

While I wanted to 'DIY' the first time to raise my understanding, I'd like to delegate to a good CPA who is accustomed to working with Real Estate Investors in years to come (and probably find out what I did wrong)!

They may have an internal policy that they are just not going to do it for the appearance of wrong doing.

Or am I completely wrong?

We've been following Brandon Turner's and Scott Trench's advise on making sure to include cap ex, vacancy and management fees and feel better now knowing that the numbers don't work because the deals are bad, not because the numbers are necessarily wrong.
