Lastly, the more track record a sponsor has, the more they can command.

I think for at least one of mine (it's been a long time) it was just a letter that my commander had to sign, basically saying I was in the military, behaving myself, and the Air Force wasn't trying to actively kick me out.

It is my experience that the North Shore as a whole does command substantially higher rents than RI generally speaking.  

This diversification includes healthcare, with the South Texas Medical Center continuing to expand; education, with multiple universities enhancing their tech programs; and the military, with cyber command units at local bases.

You can get solid yearly rents in these areas, but not sure how strong the vacation rental model would work in these areas since they aren't technically close to coastal which is the area that commands stronger rents.
