I am adding this to our SOP - great idea.The reason we do only 365 day leases (like Jan 1st to Dec 31st and NOT Jan 1st which is 366 days) is because that would provide tenants with a different legal status; amongst other things it extends Notice deadlines.

For wholesaling, I also think its not the best use of time or money and believe there are other marketing strategies that work, but in most markets its spending big $ on flyers and ads which is tough to compete against the big firms, which is why there are a lot of people who claim to be wholesalers but most are never closing deals.

I only have to make extra API calls to different services, but most API calls are pretty cheap, in the range of $0.05-0.20I also do plan to add more of the skip tracing data to the google sheet and notifications, i.e if the owner is deceased, etc.Besides this service, I would also offer free webhosting for any website I would build for the customer ($200-$300 to build a real estate website), as long as the subscription is active.

I added an addendum with some specifics for the property (like tenant is responsible for changing filters) that are not always clear in the generic lease.

-Matthew You should be able to research all this on their website and via their management agreement/contract.If you can't find it in those places, you MUST get it in writing from them, preferably ADDED to their management agreement/contract.MAINTENANCE: are they charging by the hour or job?
