Tenant stipulates, represents, and warrants thatTenant has visually examined the Premises, and that it is, at the time of this Lease,in good order, repair, and in a safe, clean, and habitable condition.

BC after cleaning comes paint and flooring and major visual progress.

For example, if the landlord has a room within the basement that is not accessible to the tenant, it is still subject to visual inspection. 

I hope they simplify the process for visual peeling paint as the initial inspection and get away from the expense and hassle of wipe tests.

I also work for designers builders and agents and such doing virtual staging and 3D visualizations.

Some people just cannot visualize or grasp the numbers and need to have it all laid out in front of them.As @Jerry W. mentions - fear is very powerful until you are able to move past it and realize there was nothing to fear afterall, assuming you’ve done your homework and you have a team of professionals to help you.  

Prior to the walk-through, be sure to set expectations for you having the visual access you need. 

I'm not sure I would pay to do this in a house, but there is no visual difference and it's tough as nails.
