@Alan DeRossett California,   I get it but the rest of the country I don't believe has as restrictive regulations or commands higher rents due to those type of improvements. 

SF has under-built for 40 years otherwise airbnb would not be able to command such a premium over long term tenants. 

The new builds are very attractive with all of the incentives, but they are often in weird corners of the town and do not command as high of rent as more prime locations that have been around for awhile.

IMHO, the real value is in the rehab and forcing the appreciation in the property which also commands higher rents assuming you're in the right market.

Absolutely within an hour.The bigger issue is two fold.1) having the right script2) understanding things like pacing, mimicking, positive /negative reinforcements, embedded commands and the use of silence.IMHO learning telephone technique is as important as learning how to put a deal together..

some neighborhoods command great rents, others can be hit or miss.
