As a tech guy by day that has worked on, installed, and helped integrate some AI I read this tweet below a few days ago and it couldn't possibly sum up better where we are these days with "AI".

@Chris Seveney You mean to tell us a guy from Argos, IN with an incomplete profile, and 3 forum posts doesn't know how to structure a waterfall multi-tiered method for distributing investment proceeds to investors and sponsors, ensuring returns are paid in a specific order based on performance hurdles? 

Would you guys overlook the credit part if everything else checked out? 

Florida or Southeast guys especially.Drop the actual numbers and how smooth (or not) the process was.

would you guys replace them with LVP or sand&stain them to make them look more modern?
