My question is, do we pull all the cash out of it and put that down on a multifamily or do we do a LOC on the property and basically do the BRR method and buy/rehab/refinance and pay the LOC back and just keep repeating those steps?

Planning on 25% down and a conventional loan for the rest, near 7%Basically none of the deals cash flow, much less get anywhere near a CoC of 10% I can sort of rationalize it if it at least pays for itself (appreciation/tax benefits), but unless I can either get the NOI way up or the sale price way down why wouldn't I invest the cash in the market?

wow you were basically upside down on your own numbers all in 355 ARV 375k.. that was a pass to begin with.. also as you finding out nothing more risky then a remote rehab.
