Just to add to @Drew Sygit's comments, investors's seem to completely discount the value a qualified PM brings to the table regarding the myriad of laws and regs that you need to know.

Honestly, with your experience running off-market campaigns, you already have a skill set that makes you a super attractive partner — anyone would love having someone who can bring deals to the table.

That makes it much easier later to find partners, private money, or even bring your own deal to the table.

As others have said, check the grades, down spout discharges, high water table and other property issues that cause water intrusion.

They are finally moving away from the old codes  and legalizing some flexible ADU options.
