Yes, it is normal for borrowers with lesser qualifications to have a higher default rate, but they would also have a higher default rate as renters!

The real work is parcel-level normalization and making the signals consistent enough to compare across markets.That timing gap is what we’re most interested in too: repeated enforcement activity, unresolved issues, and other municipal breadcrumbs that show up well before a property hits the usual distress channels.Maricopa has been a great proving ground for that for the same reason you mentioned: unusually rich public data.If you’ve found certain municipal indicators to be especially predictive, I’d be curious which ones have stood out most in your testing.

I think they just hire a bunch of people that doesn't know the product, to be honest.The only issue I am seeing is that each LLC  would normally need a separate subscription, but that also depends on what you are trying to accomplish.
