What is your typical buy box or preferred specs (3/2, 2/1, 1200+ sqft, etc)?

If you are in a position to wait on the appreciation, I personally like Woodlawn over Pilsen, but that's just my personal preference. 

If you prefer to walk into the bank and have coffee with the loan officer, then more conventional lending may be the way to go.
