AI gives up good data for rental rates in a zip code but then you need to go in and define it more like the street and area. 

A manufactured home can work, but it all depends on the building codes of that city/jurisdiction. 

Make sure the downstairs is actually a legal unit.If the bottom level is being advertised as a unit, confirm it meets code (eg., egress, permits, proper electrical/ plumbing).

The risk is getting the work done well enough and to code so when the buyers building inspector walks it, there isn't a list of 50 things to still do.
