As much as I try NOT TO drink, I have volunteered as Commander of the local American Legion, and currently I am the Vice Commander.

I did score good deals, I've raised rents 11% since purchasing and should command 13% higher rents from the rehab units over what previous tenant was paying.

A couple of my friends do that - not many people good at it so you can command what you want - and lots of Machine shops in the area/Aircraft. 

The exception we have to this is if it's a house with paneling, because paneling is a lot more aggravating to fill depending on the size; the spackle doesn't grip it as well as it does regular sheetrock. for those houses, we provide a starter pack of Command strips and note in the house info sheet that those are what are to be used for hanging.

Good suburbs look like they command about $450/bedroom. 

Unless Jackson schools, it's not going to command 625 without a high vacancy rate.

Where I am, better school districts command better rents and better tenants. 

I am a real estate agent and investor in the Houston market.Katy, Cypress, Spring, some parts of Houston, Conroe, Tomball, Pearland are great markets.Rent growth and appreciation is steady.These cities tend to command quality tenants, and they have great schools.Good luck!

In the past five years or so the duplex market has been able to command a premium.

Dinner at Mavro's or Sasabune is on me after :) I retired as Pilot in Command this year.. 40 years no accidents thought it best to go out on a high note.. when you do have an ut oh in small private aviation if it does not kill you it maims you pretty good.. other than hanger rash type things..
