I don’t see how you can rely on a 140K spread between purchase price and ARV to back into a target 30K profit when property condition and renovation scope are almost guaranteed to fluctuate.Trying to flip a house in a distant market while relying entirely on third party vendors in hopes of making 30K seems extremely risky to me.

If you feel the property has appreciated more and youre in the money at present to drop PMI, you should be able to request PMI cancellation now, which will likely require a new, up to date appraisal.

IMO i think this is the best way you can diversify your portfolio by adding an investment and roof over your head and not needing to take out full 20-25% for down payment.
