As an aspiring real estate investor, you want to steer clear of those pesky mistakes that can sabotage your success. Trust me; I've been there. This section has some insights that will save you from costly blunders.

During property tours, ask smart and relevant questions, my friend! Don't waste time on redundant queries. Instead, focus on gathering information that can help you make informed decisions. Don't ask questions that you already have the information for. Come up with questions that will give you new insights.

Tonality, body language, and hidden cues can reveal a lot about the property sellers and their intentions. Pay close attention to how they respond to your questions and observe their non-verbal cues. These subtle signals can provide valuable information that may not be evident from the numbers alone.

As I've experienced, you’re like a detective, gathering data that's not exposed by the numbers.

Documenting the property tour with photos and videos is essential for detailed analysis. These visual records serve as a valuable resource for later evaluation and comparison. It's important to capture not only the property itself but also the surrounding area and any notable features. I even provide my clients and students with a comprehensive property tour checklist that includes all the essential photos they should take.

To ensure that you gather all the necessary information during property tours, it's wise to utilize checklists and capex estimators. A checklist helps you stay organized and ensures you don't miss any crucial details.     @Jorge Abreu Could not agree more about taking more photos and videos. I was a serial slacker when it came to that aspect until my wife pointed it out.
