Totally agree with what’s already been said — there’s a wide range of quality and service levels among PMs, so doing your homework is key.For Prosper and the broader Denton County area, I’d suggest reaching out to a few local landlords (maybe through local REIAs or Facebook investor groups) to hear who they’ve had good long-term experiences with — not just who has a flashy website.

I appreciate any advice here Texas has no state wide licensing requirements for General contractors.Its still a good idea to go to the TDLR website and understand state laws.
