Once I will get the license, I will start looking for a broker.Based on the information I am reading on RE agent classes, your broker is the main person that will be listed in transactions and ultimately responsible from any wrong doing related to any Agent's work.I have few questions regarding possible actions Brokers might take:1.

I talked to Tenant1 and she said his story is not correct and will testify as necessary to defend the landlord from any wrongdoing.  

So, looks like even though they included the water proration on the ALTA this time, they still managed to screw it up.I realize that many people will look down upon my decision to share negative comments about others, since we seem to live in a world where exposing wrong-doing is somehow considered wrong in itself.

@Ed Neuhaus There are definitely a lot of properties in Houston under 125k but I'm not really seeing much that cashflow in the 400-500/month range after taking into account vacancy/op ex/cap ex/PM (correct me if I'm wrong).

I find it interesting that you cite people being killed, but show absolutely no evidence of any wrongdoing on behalf of the owner or operator whatsoever. 

And having posts on this forum that ask for advice on how to do illegal practices hurts this forum, if the wrong-doing isn't pointed out.
