Explain how you do things - leases, marketing for leases, general operations & structure - how y’all do inspections & if included in your fees, what you will provide on an ongoing basis (platform reports, placeholder for tenants to call & submit maintenance requests, take payments, handle communications, late payments, occasional drive by’s to check on place, handle evictions, move ins & outs, turnovers & make ready’s).

The only other thing I might add is similar to bringing on a GC or JV-Partner for the renovation/flip side would be to do something similar on the wholesale side of things, 1-2 really good and active wholesalers in the area, and depending upon deal flow it might be up to 3 or 4, could potentially help ensure your criteria is cared for, but you might want to really consider what access and/or exclusive relationships are worth in terms of 'fees' or profit share on the backend.

They may not like your policies but if you are generating bookings you are going to get featured regardless because at the end of the day they want to rake fees from the hosts and guests, and that can only happen if people are booking.
