I am being very conservative with any financing options since I am operating under the assumption that WA will get statewide rent control similar to oregon and CA  (7% + CPI) -  My Model has been to buy functional but needing maintenance-and-upgrade properties and then update them over a few years,  so I can probably work within that framework.

I would like to see what the drawing entails, see how much we can start for them, and then bring them in to complete it.So I am looking for an example that would cover the following from our "reasons for rejection":"Provide complete electrical plans including one line diagram with all conduit and conductor sizes with insulation types, total load with calculations, panel schedule with arc fault, grounding, all outlets and lighting with circuity, light fixture schedule, also show electrical panel location in the apartment"My goal is to look at the example and complete a framework for the Mater Electrician to work in.

I got the basic framework done.After staining the PT lumber to get a darker color.On the right side, where it lead to the two palms, I wasn't sure what to use as borders.

That's only 500 years.The Abbey around the corner was built in 1090, and there was an old church much older than that (but I can't find the date).If stuff is built to last, and it is taken care of, it lasts a very long time.The house was a framework of gorgeous enormous oak beams with the spaces in between filled with woven willow branches, horse hair, and plaster.

@Dustin SalmonAssuming you can have a Solo 401k (self-employed with no full-time employees), here is a framework of determining whether you can contribute this income to a Solo 401k:1) The threshold issue is whether this income is earned self-employment income (e.g. reported on Schedule C in the case of single-member LLC that is taxed as a disregarded entity).

The entire IRRRL framework is in place to ensure that veterans get the best rate possible out of a rate and term refinance that sets up their permanent financing, but that goes out the window on purchase and cash out refinance VA loans.
