Obviously the most efficient thing would be to find a similar med office use.Is this a lighted intersection?

One idea is if you are close to any university or hospital, there are often students or medical residents, respectively, who are looking for a room to rent for a short-med term.

Now if your house is near a medical school, you could market to med students. 

We've got a lot of med students at UAMS and students at Bowen Law as well as 3 major Amazon hubs.

I first pursued my studies in Nursing and Pre-Med at Monroe Community College and SUNY Brockport, with the intention of becoming an OR Nurse.

Yes, there is meds, clean room, assorted staff, but really what is it we are paying that surgeon for? 

There are likely "dental" firms or "restaurant" focused, or "med office"... the list goes on. 

There are likely larger users out than than what I deal with, but at that SF at least in my world you are likely looking at multiple tenants, not sure if thats what you planned or not.additionally something else to consider is the cost of buildout on a med office space. depending if they are going to have x ray or not its not uncommon to see $500-$800K buildouts in my experience.
