If I am a contractor and a client referenced an app/ google/ AI to second-guess my pricing or got into the weeds with me about every single line item on a job asking me for discounts, that would be a major red flag and I would not want to work with that person, or I would just charge them more for being annoying.

A common approach is to talk to your insurance agent and lender first, since lenders may require a refi or only allow a transfer to your own entity if you remain personally liable, and insurance must correctly name the LLC (and you) or you can get burned on coverage.
